Terms & Conditions

These Terms and Conditions regulate the access and use of the website xenvorant.com and the real estate crowdlending platform operated by Xenvorant S.A.S. By registering or using our services you declare that you have read, understood and fully accepted this document.

1. Definitions

"Platform": the website and application operated by Xenvorant. "Investor": individual or legal entity that contributes capital to a project. "Project": real estate initiative published on the platform. "Developer": legal entity responsible for executing the construction.

2. Registration and identity verification

To invest you must complete the registration process and pass the identity verification (KYC) required by the Argentine Securities Commission and the Financial Information Unit. Xenvorant reserves the right to reject registrations that do not comply with applicable regulations.

3. Nature of the service

Xenvorant acts as a Crowdfunding Platform registered with the CNV (General Resolution 1029/2023). The platform does not provide financial advice to the investor and does not guarantee returns. Each project includes a prospectus with a detailed description of the risks.

4. Investment and contributions

The minimum investment amount is ARS 150,000 per project. Funds are channeled through a financial trust with an independent trustee. Xenvorant does not have direct custody of the funds.

5. Fees

Xenvorant charges a commission of 1.5% on the invested capital at the time of contribution and a performance fee of 8% on the profits actually distributed. The fees applicable to each operation are disclosed before confirming the investment.

6. Risks

Investments in real estate projects involve risks, including the possible total or partial loss of capital. Published returns are non-guaranteed targets. Delays in construction, regulatory changes or macroeconomic variations may affect the project's performance.

7. Secondary market

Xenvorant facilitates an internal secondary market where investors can transfer their stake. The price arises from the free agreement between the parties and Xenvorant does not guarantee the existence of counterparts.

8. Intellectual property

All contents of the site (texts, images, brands, software) are the property of Xenvorant or used under license. Their reproduction is prohibited without express authorization.

9. Modifications

Xenvorant may modify these Terms by notifying at least 30 days in advance through the platform and by email.

10. Jurisdiction and applicable law

These Terms are governed by the laws of the Argentine Republic. Any dispute will be submitted to the ordinary courts of the City of Buenos Aires, with the parties waiving any other jurisdiction.
